We target properties with high price-to-rent dislocation in geographies with strong growth fundamentals. After forming our conviction around certain regions and submarkets based on forecasted economic drivers (population growth, employment statistics, migration patterns, nationwide & local trends, etc.), we form a “buy box” of investment criteria that includes yields, prices, occupancy, square footage, comparable properties in the area, and more. We send our “buy box” to inventory partners (investor brokerages, property managers, investors, and more) with boots-on-the-ground presences in each market. They return with properties that meet and exceed the criteria. We analyze each property and offer ones we have the strongest conviction around.
